JOB DESCRIPTION
Maintenance Technician duties and responsibilities
Maintenance Technician is responsible for repairing any problems when they are discovered before they have a chance to worsen. Maintenance Technician is responsible for helping remove snow and for light lawn maintenance. Some other tasks may be called upon to do include:
Performing routine maintenance around the properties as work orders come in.
Apartment turnovers - all aspects, including move out inspections, light maintenance, painting, cleaning and general work to make the apartment ready for new residents.
Repairing broken or leaking plumbing to avoid water damage and restore full use of water fixtures.
Inspecting buildings, equipment and systems to identify any issues.
Performing periodic general maintenance of the grounds and buildings including carpentry and landscaping skills.
Troubleshooting to quickly make repairs timely and cost effectively.
Fixing potential safety hazards to avoid injuries or liability.
Communicating existing and potential issues with the Maintenance Supervisor and Project Coordinator.
Painting properties when old paint has become faded or chipped.
Shopping for materials and tracking receipts to make repairs.
Performing necessary cleaning tasks, such as dusting, mopping, trash removal, window washing, etc..
Keeping repair tools, supplies and work environment clean and organized.
Comfortable working with our computer work-order and inventory tracking system. Ability to work on a mobile phone when on a job site.
Ability to share on-call duties with the Maintenance Supervisor to answer and respond to after-hours emergency calls.
Maintenance Technician skills and qualifications
A Maintenance Technician requires a diverse mix of both hard and soft skills, particularly manual labor skills, including:
Plumbing knowledge to address leaks, clogs or other drainage problems.
Carpentry ability to handle basic repairs in our properties.
Basic electrical wiring and circuits.
Groundskeeping lawns and other outdoor areas in need of maintenance.
Interpersonal skills to interact with employees, tenants and vendors in a pleasant manner.
Attention to detail to ensure that all jobs are completed in an exemplary manner.
Identifying maintenance issues while in the properties and doing work orders/repairs as needed.
Taking initiative to fix things that are not on the work order or report back to the team to fix.
Physical stamina to handle active shifts.
Must be well-organized and have the ability to prioritize tasks.
Knowledge of general maintenance processes and methods.
Good physical condition.
Attention to detail, time management and problem-solving skills and being proactive versus reactive.
Comfortable working independently and in a team environment and face to face contact with tenants and vendors.
Valid driver's license and proof of vehicle insurance required.
Physical qualifications
Stand/walk for up to 10 hours per shift; bend/reach/twist and stoop/kneel/crouch frequently, talk, hear and sit, vision abilities to include close vision, distance vision, color vision and depth perception, lift/carry 50 pounds frequently/ carry up to 80 pounds occasionally.
Maintenance Technician education and training requirements
High school diploma or an equivalent degree such as a GED.
Minimum of 2 years experience in a similar role.
Plumbing, carpentry or electrical certifications demonstrate an applicant’s versatility as a maintenance professional and indicate an applicant who may provide added value compared to other applicants without comparable certifications.
Report to: Office Manager / Maintenance Coordinator.
Job Type: Full-time
Pay: $22.00 per hour
Expected hours: 36 – 40 per week, typically 8 am to 4 pm workday. Weekends on-call and after hours in emergency.
